SUMMARY/PURPOSE:

Responsible for supporting the maintenance and upkeep of the facilities structures, systems, building and grounds along with material handling equipment. This includes distribution center, office, garage, their lots and grounds. Oversees departmental priorities, standards and procedures and manages departmental resources to ensure adequate staffing to meet goals and objectives of the company. Maintain the highest standards of customer service.

POSITION RESPONSIBILITIES/ACCOUNTABILITIES:

Responsible for maintaining a preventive maintenance program within the annual budget. This includes heating, air conditioning, and general upkeep of building and equipment.
Supervise building and equipment maintenance employees.
Monitors an annual budget for maintenance supplies, operating supplies, electricity, gas, water, and sewer expenses.
Assist in interviewing, selecting, hiring, training, coaching, and disciplining employees.
Work with the Risk Management Department and Facilities Manager to support fire evacuation and disaster response plans.
Assist with hazardous waste disposal programs.
Help with planning, budgeting, and scheduling facility modifications, preventative maintenance, and repairs.
Coordinate with vendors, suppliers, and subcontractors to achieve departmental goals.
Perform other duties as requested by the Facilities Manager.
Provide support and guidance to warehouse management for the safe and efficient operation of the facility and equipment.
Assist in reviewing and interpreting financial and operating information; including developing periodic financial and operating analyses and preparing reports for management.
Support the management of project accounts related to facility maintenance. Track project progress, forecast completion dates, and ensure timely expenditure of funds; prepare and submit capital project reports.
Identify wasteful purchasing and maintenance practices; propose changes to improve efficiency in the department’s resource allocation.
Perform other duties as assigned.
ESSENTIAL SKILLS & EXPERIENCE:

Mechanical aptitude and knowledge of electrical and mechanical systems, including fire notification systems, fire suppression, warehouse racking, lighting, and HVAC systems.
2-3 years in a building maintenance or related trade position.
Good troubleshooting and diagnostic skills.
Familiarity with basic local building and health codes and OSHA regulations.
Understanding of environmental safety regulations.
Supervisory skills and good oral and written communication skills.
Basic knowledge of management and business principles.
Ability to plan work schedules and assign and to provide or arrange training.
Understanding of staff hiring procedures.
Leadership skills in handling routine facility management issues.
Ability to work well in a team environment.
Ability to analyze problems, understand operational needs, and help develop practical solutions.
Analytical and critical thinking skills.
Ability to help maintain efficient and cost-effective operating procedures.
Ability to gather data, compile information, and prepare reports.
Computer skills and familiarity with related software applications.
Ability to handle and solve mathematical problems.
NON-ESSENTIAL SKILLS & EXPERIENCE:

Knowledge of anhydrous ammonia refrigeration systems.
Knowledge of OSHA MSDS Program and PSM program.
Familiarity with collective bargaining agreements, grievance procedures, and documentation.
NH licensed electrician
NH Master licensed plumber
Working knowledge of CAD programs
Level 5 Hazmat skills
REPORTING TO THIS POSITION: Warehouse non-exempt union employees

PHYSICAL DEMANDS & WORK ENVIRONMENT:

Work involves frequent exposure to unusual elements, such as extreme temperatures, dirt, dust, fumes, smoke, unpleasant odors, and/or loud noises.
Moderate physical effort required, lifting, crouching, walking, stooping, bending and standing.
No or very limited exposure to physical risk.
Minimal travel required
Ability to work nights, weekends and holidays as needed
