SUMMARY/PURPOSE: Responsible for controlling the total maintenance and upkeep of the facilities structures, systems, building and grounds along with material handling equipment. This includes distribution center, office, garage, their lots and grounds. Develops and establishes departmental priorities, standards and procedures and manages departmental resources to ensure adequate staffing to meet goals and objectives of the company. Prepares financial and/or operational analyses and reports including operating and capital budgets and expenses. Maintain the highest standards of customer service.
POSITION RESPONSIBILITIES/ACCOUNTABILITIES:
§ Directly responsible for maintaining a preventive maintenance program within the confines of an annual budget. This includes all heating, air conditioning, as well as maintenance and repair of buildings and equipment.
§ Directly supervises the building and equipment maintenance employees.
§ Directly responsible for the preparation of an annual budget and operating within that budget with regard to the expenses for maintenance supplies, operating supplies, electricity, gas, water and sewer.
§ Interview, select, hire, train, coach, and discipline employees.
§ Work with the Risk Management Department to coordinate a plan for fire evacuation and disaster response.
§ Responsible for hazardous waste disposal programs.
§ Plans, budgets and schedules facility modifications, preventative maintenance, and repairs as needed.
§ Negotiates with vendors, suppliers and subcontractors including estimates on equipment, labor materials, service agreements and other related costs.
§ Perform other duties as requested by the VP of Warehouse and Transportation
§ Provides guidance and direction to warehouse management for the safe and efficient operation of the facility and equipment.
§ Reviews and interprets financial and operating information; coordinates and develops periodic financial and/or operating analyses, and prepares financial/business reports for senior management.
§ Manage capital project accounts assigned to facility maintenance. Tracks project progress; forecasts completion dates, and assures timely expenditure of appropriated funds; prepares and submits capital project reports for review.
§ Identifies and highlights wasteful purchasing, maintenance and practices; develops and proposes changes to work processes and associated systems to improve the efficiency of the department’s allocation of resources.
§ Develops and manages annual operating and capital budgets for warehouse maintenance department.
§ Performs other duties as assigned or required.
ESSENTIAL SKILLS & EXPERIENCE:
§ Strong mechanical aptitudes, and a working knowledge of electrical, and mechanical systems including the fire notification system, fire suppression, warehouse racking, lighting, HVAC and anhydrous ammonia refrigeration systems.
§ 5-7 years in a building maintenance or professional trade management capacity.
§ Excellent trouble shooting and diagnostic skills.
§ Ability to define problems and resolve them quickly.
§ Familiar with local building and health codes and OSHA regulations, MSDS program, PSM program.
§ Familiar with all current environmental safety regulations.
§ Requires strong supervisory skills, coupled with excellent oral and written communication skills.
§ Ability to work well with ever changing priorities and or situations.
§ Knowledge of management and business principles and practices.

PHYSICAL DEMANDS & WORK ENVIRONMENT:
§ Work involves frequent exposure to unusual elements, such as extreme temperatures, dirt, dust, fumes, smoke, unpleasant odors, and/or loud noises.
§ Moderate physical effort required, lifting, crouching, walking, stooping, bending and standing.
